The Four Fundamental Principals of Real Estate Investing

In this episode Martin shares the four fundamental principals of Real Estate Investing. There are four common strategies that martin shares the first being Wholesaling real estate. Wholesaling is the word commonly used in the real estate world for an assignment of contract. This is when person the wholesaler markets to find distressed sellers and then negotiates a price and sells his/her rights to his contract to another investor. Then Martin Shares what a flipper/ rehabber does. A flipper typically buys distressed houses from a wholesaler or Realtor at a discount fixes it up and then sells it for a profit. However the flipper usually has a more extensive team by his side. A flipper needs to have contractor to do the work, a realtor to tell him what he needs to do to the house to get the most profit out the sale and usually that same realtor list the property for the flipper. Then there is the buy and hold strategy. This is when you buy a property for cash flow long term. Martin shares how to run the numbers on a buy and hold strategy and finally there is the passive real estate investor. In our industry we have a saying and that is those that have the money make the rules. As a passive investor yo would invest your money with an experienced operator like Martin and he would then go and find apartment buildings or flips and you would get a percentage of the equity.
